HELP..Hermits and snails dead

Hey Guys/Gals,
I'm new to the website, in a writing sense (been using this site for info for a long time now). But i have a problem, I bought blue legged hermits and a pin stripped hermit, and already had some turbo snails and some other snails that like digging under the sand with there tube sticking out. this is the second bunch of blue legged hermits I bought and they die within a couple of weeks, the pin stripped lasted close to a month. my turbo snails are doing meraculously (?? spelling..lol) and only one of the tubey snails have died. I had 2 fighting conches that lasted alomst 5 months before they died. PLEASE guys give me some Idea of what's going on!!!!

What are your water parameters? Do you have some sort of fish that will eat inverts??

it's a 25gallon tank with a rena Xp4 filter, all my levels are in check. except my phosphate is a little high, always has been can't seem to get it down even with RO water. I have 2 24inch t8 or t5 (god i can't remember the slimmer of the 2) got ample live rock like close to 40lbs and all doing well. but i have red hair algea type stuff growing?? hope this helps??

 

What kind of fish do you have??

also the red hair algae seem to be killing off my polyps??

 

there might be a stry electrical current. how long have snails been in before they died. How old is your tank setup

 

Thos tanks are absolutely GORGEOUS!!!!

 

tank is 1 year old, some died in 3 months, some died in 5, and some are still going!
